Key Homeowner Right: Recording Open Board Meetings
Under NRS 116.31083(12), as a unit owner in Nevada, you have the right to make a recording of the open (non-executive session) portions of executive board meetings — including homeowner comment periods — provided that:
- You give notice of your intent to record **before** starting (a simple verbal statement to the board members and others present is sufficient, e.g., "I plan to record the open portion of this meeting for my personal records").
- The recording is for **personal use** and does **not** disrupt the meeting.
- It applies only to **open portions** — executive (closed) sessions cannot be recorded by anyone.
The board must also record open meetings (subsection 8) and make their recordings (along with minutes or summaries) available to you upon request — free in electronic format (or low-cost paper if needed).
